Not much of a change in Average Sale price or Units Sold as compared to last month but a steep increase over August of last year. Inventory is holding steady with end of August Pending Sales sharply increased. Average time period from offer to closing is 45 days.
How does Townsend compare at $231,385? The Massachusetts Average Sale price is $415,062 and North Central MA region is $223,362.

Townsend may have ghosts? A few months back Ghost Hunters came to town and set up camp at the Reed Homestead for a couple of days. Anyone "in the know" at Town Hall has been sworn to secrecy ever since. We'll have to tune in to the Syfy channel on Wednesday, September 14th at 9:00PM to find out!

NATIONAL NEWS
The National Association of REALTORS® Supports efforts to reauthorize the National Flood Insurance Program (NFIP) to issue flood insurance, which is required in 21,000 communities nationwide. Twice in 2010 Congress allowed the insurance program to lapse, which halted tens of thousands of real estate transactions in areas where homebuyers are required to purchase flood insurance to obtain a mortgage. While flooding isn't a major concern in our immediate area, the hurdles experienced nationwide have far reaching effects. Congress has been approving short-term extensions while they continue to debate long-term fiscal reforms to the program. On July 12, 2011, the House passed H.R. 1309 which now sits before the Senate for action, hopefully before the September 30th deadline.
